Modular By Design can supply Bespoke Extension Pods to General Builders.

The builder can carry out traditional groundworks and foundations as normal.

Rising walls are built up to DPC level.
Pod is lowered onto rising walls.
No concrete oversite or backfill is required, as the pod comes complete with its own suspended floor.
If a standard concrete oversite and screed are specified by the client, then the pod can be supplied without a floor.
Pods are delivered finished, internally and externally and virtually ready to live in.

Walls are painted white as standard on the inside with brick, render or cladding finishes on the outside.
Electrics are completed to the required specification and connected to a consumer unit in the Pod.
Adequate sockets and recessed lighting are provided and connected.
Mains power from the meter to the consumer unit to be connected by others.
Plumbing infrastructure can be in place for underfloor heating or radiators.
Finishing works can then be carried out by the builder.

This method of construction would, at least, half the overall time on site whilst minimising the exposure of building materials to inclement weather.
Modular By Design could assist with all necessary drawings and specification required by LABC and Planning.
Lead time would be approx. 6 to 8 weeks from sign off of order.
